
The Vaal sees an increase in value-for-money land
Over a period of three months (ending in January 2018) the Vaal Dam saw an exciting increase in the demand for vacant waterfront land in its surrounds. Within four weeks, Pam Golding Properties successfully sold a total of five stands located near Ambermere Estate, each priced at R400 000, measuring two hectares, and boasting 100m of water frontage.
The stands’ prices and proximity to the Vaal were two main catalysts for this property buying surge, at least according to Phil Medlock, franchisee in the Vaal Dam area for Pam Golding. He states, “Increased buyer confidence in the market and value for money is fuelling property sales in the area, coupled with the high desirability of having water sport activities right on your doorstep.”
The Vaal Dam is a sought-after area for holiday goers, specifically those who fall between their mid-30s and 50s, according to Medlock. Prospective buyers from this demographic certainly would have seen the offer (made after the aforementioned sale) of 22 vacant two-hectare plots in the area as a major boon.
Priced from R350 000, these plots (each one also having 100m of water frontage) are situated within the Shearwater Lifestyle Estate, a tranquil portion of the Vaal Dam area that’s not too near popular boating spots. Its ideal for those who love fishing, biking and walking, while the plots themselves offer beautiful views of the Vaal.
Two additional features of Shearwater Estate’s, each covering the same acreage, are the original old farmhouse (bearing the same amount of water frontage) and the original stone barn (also boasting exquisite views of the dam), priced at R695 000 and R650 000 respectively.
Though in need of renovations, the former property, which also includes outbuildings, is ideal for buyers seeking the opportunity to rent out a space. Medlock mentions its potential as an Airbnb destination, while describing the barn as easily convertible into a weekend home.
The availability of these numerous plots is representative of a real estate trend that’s apparent in the greater Gauteng/Free State area in general. Medlock explains, “The trend towards vacant stands is also evident in Parys, only 60-70 minutes from Johannesburg…With 600sqm stands here priced from R185 000, we will definitely see this trend continuing as more people yearn for a lifestyle out of the city but still within easy reach.”
